The Dixie Outlet Mall in Mississauga has been a popular destination for bargain hunters for several decades. However, the mall's physical appearance has deteriorated over time, much like some of the discounted items it sells.
To revitalize the 45-acre property, a proposal has been made to convert it into a sustainable, mixed-use community. The new development would include over 6,000 homes, parks, roads, and retail spaces. Despite the potential benefits, local residents are concerned that the redevelopment of the mall, located south of the QEW on Dixie Road, could have negative impacts on the surrounding area and the city as a whole.
Dixie Site
The Dixie Site is located along the northwest boundaries of Dixie Outlet Mall and benefits greatly from the accessibility of nearby road systems and public transit routes. Slate has submitted an Official Plan Amendment and Zoning By-law Amendment to the City to redevelop 7.1-acres of the larger 35.5-acre site, currently home to the Dixie Outlet Mall, proposing the creation of a 21st century mixed-use urban garden community. Slate’s development plan is based on years of community engagement and consultant studies and will add much needed housing alongside the existing retail space, including a range of suite types and sizes designed to cater to a diverse set of incomes, ages, and life stages.
The Dixie Site plan includes three elegantly designed mixed-use buildings that will provide over 1,200 new residential homes, retail and recreational opportunities, as well as 3.5-acres of park space and publicly accessible lands. Slate also plans to add new pedestrian connections and multi-modal trails within the site and add to existing trails and parks in the area, encouraging walkability and accessibility to the existing transit terminal located south of Queen Elizabeth Way and west of Dixie Road.

What is happening to the mall?
As per Plan Dixie,
"Slate has submitted an Official Plan Amendment and Zoning By-law Amendment to the City of Mississauga to redevelop a portion of land alongside the northwest boundaries of Dixie Outlet Mall, proposing the creation of a mixed-use community alongside the existing vibrant retail node. This submission is just the first step in a long approval process, and we intend to work closely with the City of Mississauga and local stakeholders in the coming months to ensure we’re providing the highest quality offering to local residents, businesses, and visitors. Developer Slate Asset Management revealed its plans to redevelop portions of another Greater Toronto Area mall on Wednesday, filing a development application with the City of Mississauga to bring three buildings to the site of the Dixie Outlet Mall at 1250 South Service Road.
Opened all the way back in 1956 as Dixie Plaza, the mall was at the leading edge of shopping plaza development in the then-sleepy suburb.
The city has grown substantially around the mall in the generations since, and the property was re-branded to its current name in the late 1980s.
As other developers seek to replace malls' square footage, the vision for the site — dubbed Plan Dixie — intends to revitalize the shopping center and integrate it into a new urban community that supports existing retail rather than demolishing it.
